Tenant Information

The Tenancy

A reference application will need to be completed and proof of Identity provided at the time of application by way of Passport or Driving Licence. All tenancies are granted on the basis of an Assured Shorthold Tenancy for an initial period of six months.

Rents for all properties are exclusive of Gas, Electricity, Water & Council Tax unless otherwise stated.

The Deposit

A Tenancy Deposit must be paid before or upon the signing of the Tenancy Agreement which is a maximum of 5 weeks rent.

Where a property is under our management, the Deposit will be held with the Deposit Protection Scheme. If the property is to be managed directly by the Landlord, the Deposit will be paid directly to the landlord.

The deposit will be protected with the Deposit Protection Scheme for the length of the tenancy. It will only be returned to the tenant(s) in full at the end of the tenancy subject to the following:-

The Agent is provided with a valid forwarding address.
There are no rent arrears on account.
The property is thoroughly cleaned throughout, any garden cut back and the property is cleared from any rubbish.
There is no damage to the property and it is returned to the Agent in the same condition it was given with the exception of general wear and tear.
All sets of keys are returned to the Agent
All utility accounts are up to date

Rental Payments

The first months rent is payable on the day of signing and collection of keys, we accept debit and credit card payments. Rent is then payable monthly thereafter by standing order.
