Become a Tenant

All tenancies are granted on the basis of an Assured Shorthold Tenancy for an initial period of six months.

The granting of a Tenancy will be subject to referencing. You will be asked to complete a Tenant Reference Application in addition provide a reference from your current/previous employer or current/previous Landlord/Agent. If you are unable to provide, or we are unable to obtain a reference then a Guarantor will be required.

Proof of Identity is required at the time of application by way of Passport or Driving Licence.

Rents for all properties are exclusive of Gas, Electricity, Water & Council Tax unless otherwise stated.

The Deposit

A Tenancy Deposit must be paid upon the signing of the Tenancy Agreement.

Where a property is under our management, the Deposit will be held with the Deposit Protection Scheme. If the property is to be managed directly by the Landlord, the Deposit will then be passed to the Landlord through the Deposit Protection Scheme.

The deposit will be protected with the Deposit Protection Scheme for the length of the tenancy. It will only be returned to the tenant(s) in full at the end of the tenancy subject to the following:-

The Agent is provided with a valid forwarding address.
There are no rent arrears on account.
The property is thoroughly cleaned throughout, any garden cut back and the property is cleared from any rubbish.
There is no damage to the property and it is returned to the Agent in the same condition it was given with the exception of general wear and tear.
All sets of keys are returned to the Agent
All utility accounts are up to date

Rental Payments

Rent is payable monthly in advance by standing order.

The first months’ rent must be cleared funds in order for us to release keys; therefore we would recommend a cash payment or banker’s draft. Personal cheques are acceptable but must be received by the Agent 5 working days prior to the commencement of the tenancy to allow sufficient time for the cheque to clear.
